Condo Additions & Improvements

Many residents choose to customize the appearance and usefulness of their condos to enhance their enjoyment of the condo. Below are some of the approved additions and improvements that are acceptable.

Sun Shades

Some residents choose to add sun blocking sun shades to their patios. Any sun shade added must be approved through the approval process before installation. The approved sun shade is Coolaroo brand #16600. Approved shade color is Cabo.

Security Doors
Adding a decorative security door can increase your overall comfort and security. The preferred security door  design is Southwest.  There are many variations in the Southwest design group, so please provide a copy of your order, including all details, when submitting your ARC request. The color that is approved is Powdercoat Color 1464, Umber Brown.

Windows
Upgrading your windows can help with energy conservation and can help keep your air conditioning and heating cost down. When upgrading windows or patio doors, please include all pertinent details, including the number of windows and/or sliding door being installed, and a copy of order with all details. 

Flag Pole & Holder
The HOA Board has approved display of certain flags in the complex. See the Flag Display Regulation for details. When submitting a request for approval of a flag holder and pole, please include the type and length of the pole, the type of holder to be installed, and where you wish to install it.

Flooring
First floor Units can install whatever type flooring they desire, as long as it passes through the ARC process. For second floor Units, except second floor Units above garage units, tile and other non-vinyl hard flooring surfaces are permitted only in kitchens, baths and entryways. Luxury vinyl (LPV) flooring may be installed in any location in a second floor Unit as long as it includes a footstep-noise resilient underlay with an IIC (impact insulation class) rating of at least 60 and it passes through the ARC process.

Painting Front Doors
If you are planning to paint the front door on your condo yourself, please be aware that there are specific assigned colors for the doors, depending on what building you are in. These colors were assigned to compliment the color of that particular building. Please make sure that you use the proper color when you paint.

For Buildings 2, 3, 7, 11, 14, 17, 21, 24, and 27, use DE 6124 Whole Wheat from Dunn Edwards. 

For Buildings 1, 6, 8, 10, 13, 16, 20, 22, 26, and 29, use DE 6216 Barrel Stove from Dunn Edwards.

For Buildings 4, 5, 9, 12, 15, 18, 19, 23, 25, and 28, use DEC750 Bison Beige from Dunn Edwards.
